Many times it is easier to work with an agent who is full time as they have the opportunity to visit Broker Open Houses in the area you are looking in and are able to preview homes on the market. They also will have the time during the day to be present for home inspections, mortgage appraisals and the walk through.

Do you have any special training working with buyers?
Both Nancy and Alan have the Accredited Buyer Representative designation given by the National Association of Realtors. What are the most common things that go wrong in a transaction and how would you handle them?
During the home inspection phase of the process, many buyers become very concerned and upset about what the home inspection report details. They sometimes forget that it is the home inspector’s job to find fault with the home. In addition, they tend to forget that there is no perfect home free of flaws.
It is our job along with your attorney to assist you to decipher the report, what is most important, what should you be concerned with and what items are just normal wear and tear…basically, to keep a calm, unemotionally outlook so that you can maneuver through this phase.
Alan is an expert negotiator and will work with the other agent and your attorney to resolve any concerns you may have.
What are some mistakes that you think people make when buying their first home?
Some first time home buyers are unrealistic when it comes to the current market – they believe that they can submit offers tens of thousands of dollars below list price. Currently there are bidding wars over the homes that are most desirable, so it would be better to look at homes within your mortgage pre-approval price range than look at homes that are tens of thousands of dollars above it, thinking that you will be able to win the offer by submitting too low.

An attorney, a home inspector and any contractors that may need to be called in depending on the home inspection report. We have a Team that we work with on a consistent basis and will provide you with that list when you need it.
